The slow pour to financial independence.

We own and run apartment buildings in Japan. We’re turning what we had to learn into cards, articles and videos, so you can do what we did without figuring it all out alone.

Coming this winter

This building does not exist. The numbers are made up to show how we look at a property.

How we analyze

One building, several layers.

A listing shows the headline figures. We look from those figures down to the details a listing leaves out, before we form a view.

Fit check

Built for long-term owners, not quick wins.

Green Kup is for people who want to own buildings for years and run them well.

This is for you if

  • You want to leave the 9-to-5.
  • You want monthly cash flow, not a quick flip.
  • You plan to buy and hold for ten years or more.
  • You’re willing to invest in a market where you don’t know the rules or the language… yet.
  • You’ll do the work. We’ll show you where to look.

This isn’t for you if

  • You want to be hands-off. Real estate isn’t passive, and we won’t pretend it is.
  • You want to flip it within a year or two.
  • You want a vacation home or an Airbnb.
  • You want someone to pick a property for you. We teach; the decisions stay yours.

About Green Kup

Owner-operators,
building what we wished we had.

Green Kup G.K. is a registered Japanese company that buys and runs apartment buildings in Japan. We share what works, what doesn’t and what it really costs.

  • 20+ units in Japan,
    all still ours.
  • Bought from abroad, sight unseen before we moved here.
  • Every lesson comes from our own tenants, costs and repairs.
  • We don’t sell property and we don’t take commissions.

A note from Mike

I spent over a decade in Silicon Valley, working hard just to keep up. Housing prices were astronomical and work-life balance was a constant battle. Seniority brought capital, but it also brought responsibilities that snowballed and took time away from my family.

In 2012 I set a goal: financial independence. So I started to learn hard about investing ... the stuff you don’t learn in school. Nearly fifteen years later I passed the goal I’d set. I live off what my investments earn, not a salary, and apartment buildings with tenants were the way I found to do it.

I run Green Kup on my own capital, on my own terms. My mornings start with my kids and my coffee, not a commute. I’m looking forward to showing you how I got here.
